Lafayette Square developer plans to rebuild after fire
Two early morning fires Wednesday destroyed two separate townhouse developments under construction in Lafayette Square, south
of downtown St. Louis. Three townhouses under construction at the Vail Place Townhomes in the 1400 block of South 18th Street
were completely destroyed in the first fire.

Twin fires in same St. Louis neighborhood raise suspicion
The first fire broke out around 4:30 a.m. at a townhouse construction site on Vail Street. Within minutes, another fire began
about two blocks south at a second project site at Mississippi and Lafayette. Two buildings were completely destroyed and
several others damaged. Chris Goodson is the developer of the property involved in the second blaze as well as president of
the St. Louis police board.

Fire destroys under-construction condos in south St. Louis
No one was hurt this morning, but a mult-million dollar condo development in south St. Louis was destroyed by a four-alarm
fire. The Compton Gate Condominiums at Grand and Flad were destroyed; the project was to bring more 30 upscale condos and six
town homes to the Shaw neighborhood. Developer Ken Neurenberger said he plans to rebuild.

OPUS unveiled design changes for the Lindell Condominiums
In a public meeting earlier this month, OPUS Northwest unveiled design changes for the Lindell Condominiums, a high-rise
building the developer plans on constructing on the northeast corner of the intersection of Lindell Boulevard and Euclid
Avenue.Among the changes are the placement below grade of two of four levels of parking and moving the residential tower 100
feet back from Euclid. In previous plans, the tower was set back 60 feet and all four parking levels were above ground.

108 Soulard apartments purchased for $5.1 million
Developers Brian Wahby and Pete Rothschild have taken a sizable chunk of residential real estate off the market in Soulard.
Wahby, president of the real estate consultant group The Berrick Partnership, and Rothschild, owner of Rothschild
Development, closed April 5 on the purchase of 108 apartment units in the historic neighborhood for $5.1 million. Pioneer
Bank was the lender on the acquisition.

Condos will top vacant Union Pacific building downtown
A St. Louis developer is closing in on plans to redevelop the vacant Union Pacific building downtown and build a 15-story
condo tower next door. The $125 million project, called "Park Pacific," will re-use a 22-floor building that was emptied last
year when Union Pacific Railroad moved 1,000 workers to Omaha, Neb.

Developers plan $150 million in projects for Downtown West
Robert Wood Realty Inc. and Rothschild Development are planning an $8 million retail/residential conversion of the
50,000-square-foot Buell Building, 1916 Washington Ave., starting in 2008. The Buell, which was purchased by the developers
for $950,000 in September, is among the latest of the $42 million worth of projects the two developers are teaming up on west
of 18th Street downtown.

Syndicate Trust rehab gets new price tag
Twice saved from the wrecking ball, the historic Syndicate Trust Building in downtown St. Louis will be renovated starting in
March, but the cost of the work has gone up since developers were awarded the site last April. It will cost $81.6 million to
convert the old office building into residences, up from $68 million in the firm's original proposal to the St. Louis
Development Corp.

Preservation board OKs 4-story condo bldg on Jefferson Ave
In spite of concerns about size, the city Preservation Board Monday approved plans for a four-story commercial and condominium
building on the southeast corner of Lafayette and Jefferson avenues. The board voted for member Richard Callow's motion that
it give preliminary approval for a building about the same size and scale as in preliminary drawings.

Jefferson Avenue in the Gate District Neighborhood. Robert Kraiberg is converting six residential buildings, formerly used as
rental housing, in the 2600 block of Lafayette into six luxury attached townhouses. A short distance to the west on the same
block, the developer is building eight attached townhouses.

Millennium snaps up parcels for Benton Park condo project
A residential development in the Benton Park West neighborhood is moving forward. Millennium Restoration & Development Corp.
of St. Louis closed Dec. 22 on five of the six parcels it is purchasing from the city to build the $19 million Fleurs-De-Lis
development at 3109 S. Jefferson. The developer expects to close on the final parcel after the Land Reutilization Authority
meets in January.
