Construction begins at 4545 Lindell in the Central West End

St. Louis -- February 01, 2006 -- Conrad Properties has begun construction of 4545, its 10-story condominium at 4545 Lindell Blvd. that in early 2007 will become the newest landmark on the skyline of the Central West End.

We are attracting interest from parties across metro St. Louis,” said sales manager Kathy Rittenbery, who is making her office in a storefront at nearby #5 Maryland Plaza while construction progresses. “People visiting from the county are often shocked at the pace and scope of change in the area. Many have not have been to the Central West End for years and are amazed at how vibrant the neighborhoods feel with the new shops, restaurants and restored and new housing. They lose count of how many joggers, walkers and bicyclists they see enjoying Forest Park. Actually, I find the activity remarkable too.”

Architecturally, the identity of 4545 is as singular as its 1,293-acre neighbor to the west. The building is introducing “High Design” - a clean, sophisticated style popular on the East and West Coasts - to the St. Louis market. Distinguishing the exterior are exposed concrete elements and broad terraces framed by flowing spans of insulated, colored glass.

The interior space plan is equally innovative. One is that no floor has more than four homes, making all 34 residences corner units. Another is that elevators open directly into the foyer of each residence - enhancing personal privacy and eliminating common corridors on residential floors. Parking is found in a heated, card key-accessed garage.

Plans on floors three through nine are priced from $510,000 and range in size from 1,530 square feet (with one bedroom, a den and one and one-half baths) to 2,663 square feet (with three bedrooms and two and one-half baths). Penthouses, priced from $1.5 million, will have 3,900 to 4,244 square feet with two-story interior spaces and 600- to 850-square-foot rooftop terraces. Penthouse owners are free to custom design their space.

In addition, two one-of-a-kind limited edition residences on the second floor offer the totally unexpected amenity of a private patio garden and separate guesthouse.

Interiors feature 10-foot clear height ceilings, floor to ceiling glass, coffered living areas, exposed concrete elements, stainless steel European appliances and natural stone countertops in kitchens, and a line of custom kitchen and bath cabinets commissioned solely for the building.

Other comforts include high-speed Internet, DSS and cable television access; a reception room with kitchen and patio; a 24-hour fitness center; and a guest suite for visitors.

The condominiums at 4545 qualify for a 10-year property tax abatement program that will save owners tens of thousands of dollars over the first decade of ownership.
