Rodgers Group gets Pinnacle's downtown condo project
Rodgers Group Development was tapped by Pinnacle Entertainment to develop the planned condominiums on Laclede's Landing as part of Pinnacle's $400 million downtown casino project, the company said Thursday. St. Louis-based Rodgers will develop the $25 million, 10-story condominium building, called Port St. Louis. The building will include three stories of enclosed parking, 49 condos and a roof-top pool.   more »

Bruce sets new tone for Beaumont Telephone Building
Bruce Development Co. purchased the Beaumont Telephone Exchange and plans to turn the 103-year-old-building into rental lofts. The six-story brick building at 2654 Locust is just west of Jefferson Avenue. Preliminary plans call for the rehabilitation of the building into 75 market-rate and affordable rental lofts with ground-floor office space.   more »

Merchandise Mart Apartments passes test
A test case for the downtown rental market, the Merchandise Mart Apartments at 1000 Washington Ave., has refinanced $23 million in debt, the total debt remaining on the project. Developer Historic Restoration Inc. (HRI) is taking advantage of lower interest rates that are now available as its occupancy and rental rates have stabilized nearly three years after opening.   more »

A year after the ribbon-cutting ceremony officially kicked off the opening of West End Estates, more than 30 homes have been sold or are under construction, reports C.F. Vatterott Vice President Tim Mohan. The homesites are scattered within a four-block community, which includes Ruth Porter Mall, a city park that runs through it. Conrad Properties began construction Wednesday on a $28 million, 10-story condominium building in the Central West End. The classic contemporary-style 4545 building, at 4545 Lindell Blvd., will have 34 condominiums priced from $500,000 to more than $1 million. It's been five years since the Bee Hat Co. closed up shop in its distinctive, seven-story building on Washington Avenue - the one with the stone-faced, bosomy, terra cotta women around the top. The Missouri Department of Economic Development said the state would provide up to $1.5 million in Brownfield Redevelopment Program remediation tax credits to redevelop the former Cheerful House Building. Washington Avenue boosts condo popularity in region
Construction of condominiums in the St. Louis area is on the upswing, increasing by 26 percent this year. "They found a niche in the market finally, driven in no small measure by the Washington Avenue phenomenon, which is creating a lot more condos than some of us ever dreamed. Tom Bauer wants to bring a little bit of Chicago's "Gold Coast" to Franz Park in the form of seven brownstone row houses being developed on Fairmount Avenue by a company called Dogtown Investment. Planning consultant Larry Wurm said the property for the row houses in the 1500 block of Fairmount Avenue would have three floors of living space with a two-car basement garage. Couple plans new homes for Truman Center site
New homes will soon take the place of a large, empty building that once housed the Truman Restorative Center in the Southwest Garden neighborhood. Mark Benckendorf and his wife, Laura, have purchased the property at 5700 Arsenal and will soon have the existing building torn down and have 58 residences built on the 8.76-acre site.
